Wester Aldie Farm
Rumbling Bridge, Kinross, KY13 0QQ
Wester Aldie is a highly productive mixed farming unit extending in all to 267.1 acres (108.09 ha) or thereby. Much of the land has been ploughed over the past five years either for arable cropping or as part of a temporary grass rotation. There are also small areas of amenity woodland which, along with greening field margins, hedges and water courses, are home to an abundance of wildlife. The farm is ring fenced and is well set up for modern agriculture with the land split into 12 enclosures, most of which are double fenced to ensure health status.
Situated to the east of the steading, the farmhouse is a four bedroom harled stone and slate two storey house with adjoining traditional range. The property has been meticulously renovated to a high standard throughout. The result of this is a very authentic but modern spacious accommodation with double glazing and oil central heating.
The traditional range offers potential for extension or redevelopment for further accommodation or alternative use, subject to obtaining the necessary planning consents. The east side of the steading adjoins the house and is consequently ideally placed to be renovated to form an extension to the house or an alternative accommodation annex.
The farm steading sits in a central location overlooking the fields to the south. The steading is split between the modern cattle sheds and the traditional range and house, making it easy to keep farming operations and amenity areas separate. From the steading the majority of the fields on the farm are visible and easily accessed.
Wester Aldie Farm steading comprises a range of traditional and modern agricultural buildings together with several concrete and hardstanding areas suitable for livestock handling or as a footprint for potential new sheds. The traditional range are in part being utilised for the farming operations but would lend themselves to various alternative uses, subject to obtaining the necessary consents. There is a three-phase electricity supply to part of the traditional range. There are two access tracks to the north and south of the steading which assists with farming operations and can minimise farming activity near the farmhouse and traditional range.
The agricultural land extends to 256.84 acres (103.94 ha) or thereby, lying between approximately 125m to 180m above sea level. Of the total, 91.06 acres (36.85 ha) arable, 140.60 acres (5.90 ha) ploughable pasture, 25.18 acres (10.19 ha) permanent grass and 5.07 acres (2.05 ha) amenity woodland with 4.69 acres (1.9 ha) roads, yards and buildings.
The land at Wester Aldie is classified as predominantly classed as Grade 3.2 under the James Hutton Institute’s Land Capability for Agriculture Classification. The farm is capable of producing a variety of crops, including excellent silage yields, spring cropping and winter wheat regularly yielding 4 tonnes per acre.
