D&R were instructed to sell Overgate at Mealsgate in West Cumbria –  a smallholding consisting of a listed farmhouse, traditional and modern buildings with approximately 12 acres of land. The buildings were in need of renovation but offered a fantastic opportunity for the new owner to be converted or restored. The smallholding however, had poor access onto a busy road. D&R were able to identify a route for a new access and obtain planning permission for a new entrance. The proposed new entrance would reduce the problem of poor access and ultimately increase the number of potential buyers. The sales strategy focused on the following elements:

  • Create professional marketing material with drone footage, high-quality photos and great sale particulars.
  • Use a broad marketing strategy that included social media, local press, and web portals.

The property generated a significant amount of interest through a marketing campaign which led to a number of viewings. This in turn led to an offer from a buyer which led to a successful sale for our client.

Meadow Rise was a rare smallholding/equestrian property to come to the market in West Cumbria consisting of a modern detached house, outbuildings, and stables with 2.39 acres of land. D&R were selected to sell the property on behalf of the owners.

Effective marketing was carried out which created significant interest from buyers. This included using professional photography consisting of drone footage and high-quality internal photography, as well as creating a bespoke property brochure. This was then used across the property portals and social media. By utilising our buyer’s database and the interest generated from extensive marketing, we created a busy weekend of viewings for the potential buyers. The sales strategy focused on:
