Properties with development potential have had a record number of buyers this year which we have seen in new build housing developments and residential conversions.

Greenholme Steading is a new build development in the popular village of Corby Hill in north Cumbria. The development was brought to the market by D&R summer of 2021. The development will comprise of 8 new luxury detached houses and 7 barn conversions unit. D&R were instructed to sell phase 1 consisting of 8 detached houses before construction started. The sales strategy focused on:

  • Provide market values for the properties.
  • Adopt a broad marketing strategy that included social media and web portals.
  • Progressive marketing during the build construction, to show progress of the development to prospective purchasers via social media.

Getting involved at the start of a development meant we were able to assist the developer by providing market values for the properties that would be built. We worked with the developer to devise a marketing strategy for the site in order to sell properties off-plan. This involved creating construction progress videos for social media sites as well as sending directly to prospective buyers.

This strategy created significant interest from the property portals and social media. Currently, there are now 5 properties that are under offer with only 3 still available with the first housing being completed in April 2022.

residential developmentHowgate Church, Hall, and Land

Howgate church is a rather unusual sale because the Church and glebe field are one of a very small number of Churches in Scotland that are not owned by The Church of Scotland but in fact, by the local Parish. The Church has not been used as a place of worship for a number of years and the local parish have been trying to sell it to raise funds to be used for other assets owned by the Parish. After being under offer for about 12 months in 2020 and 2021 the sale fell through. D&R were instructed to provide an updated opinion of value and to tender for taking on the sale, we subsequently won the instruction to offer the property for sale and launched the property to the market in late January 2022. The views to the southwest of the Pentland hills are breathtaking and with the low winter sun, the church is extremely picturesque at this time of year.

The Church and Hall provide a blank canvas for a purchaser to come in and put their own personal spin on the historic buildings, whether that is for residential use, commercial use or with a project for the benefit of the community. The land available with property extends to approximately 4.50 acres and provides many opportunities to a purchaser. The property has been very well received by the marketplace with a large number of enquiries and viewing requests already. It is likely that this property will head to a closing date in February 2022.
