Development land update: Cumbria and Lake District

Authors: Chris Edmunds, Director and Nathaniel Walton, Graduate Surveyor

Land with potential for development can carry a value of 20 times that of agricultural value, however realising this level of increased value depends on receiving the right promotion and guidance.

Davidson & Robertson is currently involved with over 130 development sites across the business throughout northern England and Scotland, with a significant proportion of those in Cumbria.

The majority of recent development land sales we have been involved with have been off-market. These range from land with a couple of plots, to land with planning permission for 120 + units, and strategic land opportunities, usually on the edge of settlements.

Heading up the workstream for the region, Chris Edmunds, Director, comments “Cumbria and the North of England has a wide variety of developers active in the marketplace, ranging considerably in size and scale. We can capitalise on our strong network which consists of local housebuilders, developers, and investors, and means we are directly promoting sites for an off-market sale more and more often.

Benefits of an off-Market Sale

An off-market sale is one that has been sold without advertising on the open market. This type of sale carries many benefits including:

  • Discretion
  • Competitive closing process
  • Simple and straightforward transaction
  • Focused access to in-market buyers through our extensive contact-base, making the process more time efficient

Despite the rise of interest rates, inflation, and new legislation regarding Nutrient Neutrality and Biodiversity Net Gain, the development market remains lucrative for the right site.
